Real estate prices increases in Bishkek by average of 30%

Bishkek, Nov. 12, 2025. /Kabar/. Since the beginning of 2025, real estate prices in the Kyrgyz capital have risen by an average of 30%, said Aidar Sukenbaev, a specialist at the Digital Transformation Department of the Land Resources Agency, during a briefing at the Kabar News Agency.

According to him, over the past five years, there has been a steady rise in prices for both residential buildings and apartments in the country’s largest cities.

“In the first ten months of 2025, the cost of private homes in Bishkek increased by 30%, and apartments by 20% compared to the same period last year. In Osh, private homes rose in price by 26%, and apartments by 20%. Real estate market activity is less intense in the regions,” Sukenbaev noted.

He added that, according to the National Statistical Committee, inflation for the first nine months of this year stood at 7.8%. Thus, the growth in real estate prices exceeds the inflation rate by 12–20%.

The expert emphasized that this dynamic growth is driven by increased demand for housing, limited supply in urban areas, and the active development of the construction sector.
